The 6 Steps to Your New Home

Every mortgage journey is unique, but here's the road most clients travel. I'll be with you the whole way.

Step 1 Day 1 — 30 minutes

We start with a conversation — not an application. I'll learn about your goals, your timeline, and your financial picture. Then I'll walk you through your options so you know exactly what's possible. No pressure, no obligation.

Step 2 Days 1–3

Pre-Approval

Once you're ready to move forward, I'll collect some basic documents, run a soft credit check, and shop your profile across 150+ lenders to find the best options. You'll get a pre-approval letter — which tells sellers and agents you're serious and ready.

What you'll need
  • Government-issued photo ID
  • Last 2 years of W-2s (or tax returns if self-employed)
  • Most recent 2 pay stubs
  • Last 2 months of bank statements (all pages)
  • Social Security number for credit check

Step 3 Varies — you set the pace

House Hunting & Offer

With your pre-approval in hand, you'll work with your real estate agent to find the right home and make an offer. I'll stay in the loop to review any financing contingencies and make sure your offer is structured to win.

  • Signed purchase agreement (your agent handles this)
  • Earnest money deposit details

Step 4 Days 1–14 after accepted offer

Loan Processing & Underwriting

This is where the behind-the-scenes work happens. I'll submit your file to the lender, order the appraisal, and coordinate with the title company. The underwriter reviews everything to make sure the loan meets guidelines. I keep you updated every step of the way — no radio silence.

  • Homeowner's insurance quote
  • Any additional documents the underwriter requests (I'll tell you exactly what and why)

Step 5 Days 14–21

Clear to Close

Once the underwriter signs off, you'll receive your Closing Disclosure — a final breakdown of your loan terms, monthly payment, and closing costs. You'll have at least 3 days to review it before signing. I'll walk through every line with you so nothing is a surprise.

  • Review and acknowledge the Closing Disclosure
  • Wire transfer or cashier's check for closing funds
  • Government-issued photo ID for signing day

Step 6 Day 21–30 (typically)

Closing Day & Beyond

Signing day. You'll meet at the title company (or close remotely in some cases), sign the final paperwork, and get the keys to your new home. But this isn't where our relationship ends — I'm here for future refinances, equity strategies, and any mortgage questions that come up down the road.

What you'll need
  • Photo ID
  • Closing funds (wire or cashier's check — I'll confirm the exact amount)
  • A pen and maybe a hand stretch — there's a lot of signing!
