Generate professional co-branded mortgage market update flyers in under two minutes — using AI image generation.

This is the exact prompt I use to generate co-branded weekly market update flyers for realtor partners. Drop it into Gemini (Nano Banana) or ChatGPT, insert two headshots, and you get a polished branded flyer in about 60–90 seconds. The flyer has both your photo and the realtor's photo, current market data, talking points realtors can use with their buyers, and a tagline.

Gemini or ChatGPT — both work.

The prompt is platform-agnostic. Both Gemini's image generation (Nano Banana / Nano Banana Pro) and ChatGPT's native image generation (ChatGPT Images 2.0, released April 2026) produce great results. I demo'd it with Gemini at the conference because that's what I happened to use first — but ChatGPT works equally well, and sometimes better.

My honest take Both are excellent now. If you have to pick one for mortgage flyers specifically — where rates, names, and stats need to render precisely — ChatGPT Images 2.0 has a small edge on text accuracy. But the prompt template is the asset; the model is interchangeable.

The prompt below uses Matt's brand colors (navy #0a2540 and teal #00a39e). Replace these with your own brand colors before generating — otherwise every flyer you produce will look like Matt's, not yours.

Gemini

Image generation is sometimes called "Nano Banana" (or "Nano Banana Pro" for the reasoning-enabled version). If you don't see image gen in your Gemini, try Google AI Studio — aistudio.google.com.

ChatGPT

Images 2.0 is the current model (released April 2026, replacing DALL-E). Free tier has basic access; Plus, Pro, Business, and Enterprise unlock thinking mode for better complex layouts.

Once you've generated a flyer you love, save the prompt with your colors and contact info already filled in. Each month, you only need to swap the date, market stats, and the realtor's details.

Common issues & how to fix them.

Text comes out garbled or misspelled.

A
Regenerate with clarification. Add to your prompt: "Make sure all text is rendered cleanly and accurately. Pay special attention to numbers, percentages, and names — they must be exactly as specified."

Generate layout, then edit text in Canva. Generate the flyer with placeholder text, then replace the text in Canva.
C
Use a Canva template instead. Search "co-branded mortgage market update" in Canva. Editable text fields — no AI text-rendering issues.

Headshots come out distorted.

Add to the prompt:

"Use the uploaded photos exactly as provided. Do not stylize, modify, or filter the headshots. Place them in clean circular crops at the bottom of the flyer."

Other fixes: try PNG with transparent background instead of JPG, and use square aspect ratio crops — they handle cleaner than tall portraits.

The flyer doesn't look professional.

Iterate with adjustments. Try these one at a time:

"Make the design more editorial and minimalist, with more whitespace." "Use a tighter color palette — only navy, teal, white, and dark gray." "Make the typography bolder and more confident."

Don't accept the first output. Aim for 2–3 iterations.

Most LO marketing requires NMLS disclosure.

The prompt includes your NMLS, but if your state or firm requires a specific footer disclaimer (Equal Housing logo, NMLS Consumer Access link, etc.), append this to the prompt:

"Add a small compliance footer at the very bottom containing: Equal Housing Opportunity. NMLS Consumer Access: nmlsconsumeraccess.org. [State-specific licensing required, e.g., Licensed by the Department of Financial Protection and Innovation under the California Residential Mortgage Lending Act]"

Check with your broker for exact disclaimer language.
